What to check before buying a rental property in León
Published November 4, 2026
A property may look attractive because of its price or advertised rent. Before making a decision, consider how it would work in practice and which details still need to be verified.
Questions to compare properties
- Who is the likely tenant, and why would they choose this location? Assess commuting, layout, parking and equipment against that tenant profile.
- What supports the proposed rent? Distinguish current listings from completed rental transactions and record the date of each comparison.
- Which costs will the owner cover? Separate maintenance, repairs, management, insurance, taxes, vacant periods and financing, where relevant. Avoid counting a charge twice if it is already included elsewhere.
- What is needed beyond the purchase price? Allow for the property review, equipment, acquisition expenses and other costs that must be quoted for the specific transaction.
- What requires professional review? Legal status, liens or outstanding charges, documentation and purchase terms should be checked with the appropriate professionals.
- What happens if rent is lower or the property remains vacant? Comparing scenarios helps identify the investment's margin for uncertainty; it does not guarantee the outcome.
What a useful analysis should show
A useful analysis separates verified facts, estimates and unresolved questions. It should state the dates of comparable data, included expenses, occupancy assumptions and conditions that could change the result. A return before tax or financing is not the same as the owner's final cash flow.
